Buyer’s Premium:

If you are bidding online and you win the bidding you will be charged 10% down within 24 hours of auction completion, balance upon closing within 30 days. A 5% Buyer’s Premium will be added to your bid to determine the final contract sales price. There is no sales tax added to your bid.

Buyer’s Premium Example = Bid Price $600,000 plus $30,000 (5% buyer’s Fee) equals purchase price of $630,000.

Payment Terms =

10% of the final bid price as non-refundable earnest money in the form of a certified check, cash or wire transfer within 24 hour of the close of auction, with the balance of purchase price due at closing within 30 days. Purchaser shall be responsible for all wire transfer fees and any currency exchange fees to US dollars. Closing will be as specified in the Contract for Sale of Real Estate. This online simulcast auction is a CASH SALE not contingent on or subject to financing, appraisal, survey or inspections of any kind, as agreed to by bidders at registration prior to bidding and specified in the attached Contract for Sale of Real Estate.

 

Contract Terms =

Successful bidder(s) will be required to enter into a purchase agreement immediately following the close of the auction. Longmire Realty & Auction Co. will e-mail documents to be executed signed by winning bidder. Executed documents will be emailed or faxed back to LONGMIRE REALTY & AUCTION CO. within 24 hours of the end of the auction. Successful bidders not executing and returning contracts with earnest money deposit (10% down) within 24 hours will be considered in default. Any and all inspections that a buyer may want must be done at buyer’s expense prior to the close of the online bidding. LONGMIRE REALTY & AUCTION, Agents, Representatives or Employees may NOT bid.

Title: If marketable and merchantable title cannot be given, if title insurance cannot be secured, or if the improvements are destroyed substantially damaged by fire or other destructive force, the purchaser shall have the option of enforcing this contract of canceling same by written notice to the seller. If canceled, the earnest money will be refunded to purchaser.

Possession: As specified in the Contract for Sale of Real Estate (After Closing)


Real Estate Taxes and Closing Cost: All taxes will be prorated to day of closing using the most current available year’s tax amount. d. The first time you save a new card to your account, there is a $50 soft charge and void to confirm there are funds available, similar to a gas station or hotel. This soft charge falls off as a pending charge for most users within 10 business days, depending on your financial institution and merchant services provider. LONGMIRE REALTY & AUCTION CO does not receive these funds in any way.

e. Sales Tax: There is no sales tax for this auction.
